Prices continue to soar

As house prices in Melbourne continue to soar (up 15% in the year to November) one of the key reasons is said to be immigration. Victoria’s population grew by 2.14% for the year, and it is estimated it is growing at about 2000 a week.

While putting obvious pressures on city and regional areas, this will inevitably flow through to coastal areas. There is however one difference in our area. There is no further room for expansion. What this means is that more people will want to come to our areas which cannot grow geographically and this will put pressure on prices which should result in continues strong capital growth for land owners.

Many listings were added to our website this week in all our selling areas and a wide range of prices are offered.

Please be mindful that on frequent occasions we are selling property that is not being openly marketed. A prominent house in Lorne is currently under offer due to be contracted tomorrow. If you are serious about purchasing a coastal home I strongly urge you to be speaking with a sales agent of choice and clearly describing the type of property you desire. REIV predicts next hot spots

Lorne and four other Melbourne suburbs will be the hottest places to own real estate in Victoria by 2015.

The five locations are expected to see the biggest rises in home values, according to forecasts released exclusively to the Sunday Herald Sun by the Real Estate Institute of Victoria this week.

Lorne, Toorak, Carlton, Spotswood and Skye, where would you rather live? Or at least holiday?

All are forecast to post strong property price growth in the next three to five years, REIV chief executive Enzo Raimondo said.
Aside from the economy, population change and housing supply will have the most influence on house prices in the next decade, he said.

Last Saturday the auction at 4 Doble Street was contested by three bidders and sold “under the hammer” for $880,000. A strong result and well over the Vendors reserve prince.

29 Gibson Avenue, Kennett River sold within 1.5% of its asking price after a 3 week stint on the market. Onward and upward!
