The Market Surged!

An extremely strong month of business for the Lorne branch. In terms of volume of transactions it’s been easily the best month since the early 2000’s (2000 – 2003). Property at each price spectrum is selling at full prices and on occasions competition drove the eventual contract price over the original asking price. E.g. 55 Hall Street and 56 Dorman Street.

We continue to appraise property and look to present fresh listings to the market over the next few weeks.

Busier!

Lorne market continues to sizzle. The following properties have sold in the past 7 days. Apartment 100 Erskine, 2/8 Grove Road, 5 Howard Street, 3/30 Richardson Boulevard, 55 Hall Street and 1/94 Otway Street (conditional).

Two of the above sales were on the market for 12 months, another indicator the market has moved forward as they eventually sold at close to the original listed price. Sales results are strong with one selling under competition above the asking price and two others selling within $10,000 of the ask.

Five new listings replace these sales; 3A Alpha Terrace @ $1,325,000, 55 Dorman Street @ $1,025,000, 63 Ocean Road @ $1,650,000, 56 Dorman Street @ $1,090,000 and 90 Otway Street @ $645,000.

Busy!

A predictable strong market for the first 14 days of January! Out of the Lorne branch seven Lorne township sales have been contracted with a massive price range e.g. $165,000 (vacant land) to $1,500,000 (house sale). Two further sales in Kennett River, one in Wye River and two in the rural areas took place. In total 12 completed transactions with a further six other properties under negotiation. Very encouraging, as historically the last two weeks of January are usually our busiest selling fortnight for the entire year.

The accommodation centre had a massive fortnight and was 98% occupied of the 200 lettable properties in Lorne. We are tracking at 70% for the next two weeks, so feel free to book online as there is plenty of available accommodation. Advertised Stock on the Market

Total housing stock available for sale has been falling in recent weeks as fewer vendors look to begin advertising their property over the traditionally quiet Christmas / new year period. New listings and total listing are at levels which are significantly lower than they were 12 months ago. In fact, there are 17,000 fewer new listings over the last month than there were over the same period last year and around 49,000 fewer total listings.
