Merry Christmas 2011 from Lorne Real Estate

Merry Christmas 2011 from Lorne Real Estate

‘Lorne Real Estate – Market Round up’.  The town of Lorne has started to fill earlier than normal with the caravan parks and the main street bustling at a time that is traditionally dormant. Visitors are descending on us to enjoy Christmas in Lorne and beat the Boxing Day rush which is a great early indicator as to how the summer holidays will pan out. The town has never looked better with the late rains having our foreshore area green and lush and the finishing touches being applied to the Lorne Sea Bath in completion to the makeover of the pool precinct.

The final pre-Christmas delivery today of a range of ‘For Sale’ boards will signify the final list of what is arguably the best offering of Summer stock in the last 10 years. Christmas wishes to you all and see you in Lorne.

‘Lorne – Weekly Property report’. Our real estate office has been a hub of excitement, workload, tension and expectation as all team members across all our departments commit above and beyond to ensure that everything is in place for what is the bustiest month of our year.

To all those in the Lorne office, I say a big thank you, hope you have a fantastic Christmas, eat well, drink well, stay safe and laugh a lot – Thank you.

‘Lorne – You must have a look at this’. Recently I had the pleasure to view one of Lorne’s most stunning coastal architectural creations. Ocean House created by a passionate Lorne identity and architect extraordinaire Rob Mills. Seldom do you experience a home that captures the natural harmony of the unique coastal setting that Rob meticulously acquired. Words do not do the property justice; the home is a unique creation and one that must be seen to be experienced.

The exclusive property is part of the luxury portfolio managed by Matthew Neill in our accommodation department. I invite you to visit www.oceanhouse.com.au or speak with Matthew and come and treat yourself to the pleasures that await.

‘Lorne – A little secret’. Well it was “weigh in” down at the gym! I left my 12 select bottles of wine on the counter not having achieved the target I had set myself but comfortable that I am continuing to move in the right direction after a number of changes. My target was 12 kilos, I lost 6 but my commitment is to continue – stay tuned!

‘Lorne – You must have a look at this’. A unique opportunity to secure a 31 acre allotment adjoining the residential township ofLorne. If you have been searching for a unique coastal acreage, this is a must see! Click here for details.

‘Lorne – Real estate ans property Market Round up’. As we approach the Christmas festive season the local home market is delicately poised for the direction of 2012. Interesting to note that according to the Real Estate Institute of Victoria the auction clearance rates through the past 4 weeks have been 49, 51, 52 and 53% respectively – will this trend continue? Through the year the coastal leisure markets have taken the direction of what has happened in the middle to upper end Melbourne suburbs.

Not since 2003/2004 have we experienced such a strong book of well priced property listings with motivated sellers aligned to the current market conditions. For those lifestyle  house buyers looking to realise their dreams and passion to be on the coast, it is arguable that there has ever been a better time.

‘Lorne – Weekly report’. A sprinkling of sunshine through the week has started to spark the excitement that comes with the festive season with the town looking as good as it ever has as we gear up for another busy festive holiday period. Our main beach is again patrolled by professional lifeguards mid week with the volunteers of the Lorne Surf Club looking after the weekend leisure seekers.

The Lorne Surf Club bronze camp is in full swing with 65 junior members living at the club as they go through their paces to achieve their bronze medallion and fulfill the qualifications to be the “next wave” of lifesavers patrolling the beach. The group graduates on Saturday subject to passing the detailed eye of the examiners and seven action packed days comes to an end.

Lorne Real Estate Open Inspections December 10 & 11

‘Lorne Property – Market Round up’. One of the most positive weeks in real estate of the past 52 with crucial announcements that are fantastic confidence boosters as we march into our summer selling season. Firstly, the confirmation that our four major banks have passed on the .25% interest rate reduction from the R.B.A. Being the second reduction in two months and with the R.B.A not meeting again until February, the injection of confidence to consumers is a very welcome Christmas present.

Secondly, with stage 4A of the Geelong By-pass opening today “all roads lead to Lorne”. This final stage takes out the last two remaining sets of traffic lights and completes what we all have been waiting for.

‘Lorne – Weekly report’. Our book of well priced home listings has continued to grow with a diverse range of stock across all markets in which we specialise. A great opportunity is at hand to secure your lifestyle asset at arguably the best value in the past 20 years. Wye River real estate has continued to deliver good volumes of transactions to those well priced Vendors and the recent sale of 1/11 Staughton Avenue in Lorne was the first coastal property post interest rate reduction transaction. A very happy Vendor, Purchaser and all in a very short turn around. Well done to our Lorne female sales person Karen Stribling who transacted both sides of the sale.

‘Lorne – Market Round up’.  According to R.P. Data – 22,771,649 – that’s the estimated total of Australia’s population. According to the Australian Bureau of Statistics there is one berth every one minute and 46   seconds. Every two minutes and 44 seconds there is another international migrant crossing the Australian border. Overall the Australian population increases by one person every one minute and 31 seconds.

Population and more importantly the change in population, is intrinsically likened with housing demand. To put it simply, more people means more homes. What does that mean to us – well again very simple – More people, more leisure, more coastal real estate – come on down!

‘Lorne – Weekly report’. T he highlight of the week was the second sale of one of four residential houses being constructed at 62 Smith Street, Lorne prior to completion.

62 smith street lorne victoria real estate

Having sold at almost the asking price reinforces our ongoing forecast that there is still demand for well priced blue chip coastal property.

The schoolies that have been in Lorne over the past couple of weeks have been strong in numbers and generally well behaved and enjoying Lorne. This weekend the town hosts the Anaconda Adventure race which is a magnificent event throughout the weekend.

‘Lorne – No better place in the world’. Some magical spots in town to watch the Anaconda Adventure race this weekend.

‘Lorne – A little secret’. Time for an update on a weight loss program that is fast running out of time. With 23 days left remaining and 6 kgs still to drop I am in need of help! Either I admit defeat and start shopping for the good box of wine, I have a leg surgically removed or take the kilo’s I have lost and help the recipients of the wine empty each bottle – I think it might be the latter.
