‘Lorne – Market Round up’. What a week it’s been, last week we posted that we believed that there was a change ahead but perhaps not to the levels that we have seen on the Parliamentary scene. With Kevin Rudd throwing his hat in the ring for the Labour leadership and members of caucus launching unprecedented personal attacks, change is well and truly underway. Irrespective of personal persuasion it’s fair to say that Australians have had enough! Its time to move on and according to a recent Ray Morgan research report 80% of employed Australians say their job is safe and we feel more confident that ever before to forecast that in years to come we will reflect on the summer of 2011/2012 being the turning point for consumer confidence.

‘Lorne – Weekly report’. February has continued to show greater strength than January with the sales of83 Deans Marsh Road,1/17 Smith Street and31 Polwarth Road all being contracted over the past seven days.

Demand for good opportunity has been reasonable but potential buyers have continued to be very “value focused” and it comes as no surprise that it is those Vendors who are prepared to listen to the market are ones that are getting results!

The town has continued to be busy with the large month long medical conference at Mantra drawing to a close and the continued good weather bringing day trippers to Lorne in great numbers.

‘Lorne – Market Round up’. After witnessing all four major banks increase their interest rates outside of the R.B.A guidelines its probably fair to say that consumer confidence can’t be kicked any harder. For the first time in months we are starting to experience a more positive attitude from people within the market place. The feeling is definitely not “the economy is strong” but more “things are tough but that’s not going to stop me from enjoying myself”. Perhaps this may just be the first tiny step as we begin to rebuild confidence in market place that has been sadly lacking for the past couple of years.

‘Lorne – Weekly report’. Lorne has continued to offer Summer holiday makers a great experience with the good weather continuing and the town being abuzz with activity and day trippers. Our holiday component of our business has continued to make improvements on previous years and Matt and his team are doing a brilliant job at the forefront of what is a very competitive industry. Anyone purchasing a property can be comforted on the knowledge that our holiday property management are the best in the business.

Well done Lorne Surf Club boat crews on being the best in the country to win the right to row for Australia against New Zealand in Stockton last weekend. The Lorne 31 crew rowed a fantastic calculated race only to be pipped on the line in the final of the international challenge.

‘Lorne – Market Round up’.  According to Roy Morgan Research business confidence rose marginally to 117.2 from 115.7 in November. Confidence in Australia has now increased for the fifth consecutive month making it well above the low point of 99.8 recorded in July 2011. This improvement was in spite of global economic uncertainty and very volatile share markets. The record drop in interest rates probably assisted the improvement.

‘Lorne – Weekly report’. The last week of January contributed as the strongest for the month with some outstanding results across all sectors of the market. For the first time in months we experienced multiple buyer interest at both ends of the pricing scale. The sale of 1 Roadknight Street on Monday was driven by two buyers to record Lorne’s second biggest residential house on record and another $4 million plus sale for the town. While at the ether end of the scale two motivated buyers contested the sale of a one bedroom studio apartment to complete the transactions at the full asking price – another great result, with the under bidder moving on to purchase another apartment that our team sourced for them. All in all one of Lorne better weeks in real estate over the past 12 months.

I did try it but I failed after only 6.2% of time elapsed. Oh well there’s always next year.

‘Lorne Real Estate – Market Round up’.  According to the Real Estate Institute of Victoria house prices in Melbourne have fallen 5.2% over 12 months ended December 31, 2011. Real Estate Institute Chief Executive Enzo Raimondo cited ‘lower consumer confidence, a slowing state economy and an increase in supply” as key drivers in the current market. The coastal property scene has followed a similar trend with the “spill over” and downturn of consumer confidence being severely felt on the coastal corridor through the summer period. But we all know that Lorne is too great a place for confidence to be down for too long.

‘Lorne – Weekly report’. Another brilliant week of summer weather has continued to have the town abuzz with people and Mountjoy Parade traders enjoying one of their best summers in years. Although the same cannot be said about the Lorne property market there has been some better signs in the second half of January than the first. Across our team we have a number of properties under negotiation that we are confident will go to contract over the coming week. Add these to the sold stickers inPolwarth Road, Otway Street, Great Ocean Road and Toorak Terrace and what has been a slow start, all of a sudden starts to gather a little momentum. Those who hold the vision of doom and gloom will carry that to the grave, those that don’t will enjoy a lifestyle through both the ups and downs.
