Lorne Real Estate Open for Inspections November 12 & 13

‘Lorne – Market Round up’. When we sat in the Fred Flanagan room at the Geelong Football Club listening to Westpac chief economist Bill Evans painting his economic forecast to the future, there was one major factor that he stressed needed change – consumer confidence! Well according to today’s press the Westpac/Melbourne institute of Consumer Sentiment rose 6.3% in November to 103.4 points. This is the first time it has gone into positive territory since June this year. The 25 basis point interest reduction was the single biggest contributor to the increase.

Buyers continue to be active in their search for property and what continues to be the trend is that stock which is priced to current market conditions is still being viewed while property that is not is going unnoticed.

Lorne – Real Estate Market Update October 7

‘Lorne – Market round up’. According to R. P. Data consumer sentiment information released by Westpac and the Melbourne Institute showed an 8% improvement in the real estate consumer mindset over September. The lift in consumer spirits is welcome news and may mark a turning point for confidence levels amongst Australian home hunters, which previous to the September reading, was at an amazing 26 month low. There is a strong correlation between the trend in consumer confidence and property transaction volumes across the housing market, so any improvement in the index will be welcomed by the property sector. A subset of the Consumer Sentiment index, the ‘Time to Buy a Dwelling Index’ showed a 14.3% improvement over the month as more Australians take comfort in the renewed level of interest rate stability.

‘Lorne – Real Estate Market round up September 30’.

I was exposed to an interesting market commentary where Macquarie Economics Research noted that consumer sentiment was stronger than expected in September, bouncing 8.1% following sharp declines in confidence in both July and August. All components of the index improved with expectations of economic conditions over the next 12 months rising by 16.6%. More important, were the 11.2% improvement in households in preparation of their current finances and the 9.5% improvement in expectations for the state of their own finances in 12 months time. This is significant given the consumption generally follows households expectations of their own finances rather than expectations of activity levels in the economy as a whole. None the less, it is worth noting that both of these indices remain 12% below the long term trend. There appears to be light at the end of the tunnel.

‘Lorne Real Estate – Market round up’. What an interesting time in world economics, highlighted overnight by the Australian dollar falling below parity for the first time for many months. The all ordinaries index fell to levels similar to that of 2004 signaling almost zero growth in stocks since that date. In our coastal leisure markets it’s no secret that values have been under pressure but one thing is GUARANTEED! On the lifestyle and satisfaction monitor the coast has never been better. This week has been a big week for assisting property consumers regain confidence in the coastal property market. It is also prudent to note that the Lorne market has been relatively static since summer of 2003/2004 and in hibernation since the Global Financial Crisis of 2008.

This week the Reserve Bank of Australia decided to leave the cash rate at 4.75%. The the big news announcement that Australia’s Gross Domestic Product rose by 1.2% which clearly shows that the summer floods and storms seriously impacted our two biggest export commodities – iron ore and coal. A better result than expected as the economy returns to growth in the June quarter, so the September quarter should be a positive G.D.P. result also.

As we have been saying “it all points to the right time to be buying here in Lorne’. We will look back in years to come and say that the Lorne property market bottomed in 2011.

‘Lorne – Weekly report’. The Lorne Performing Arts Festival has its inaugural event this weekend and we wish all those involved every success with the weekend that lies ahead. On the sporting front unfortunately the U/13 Lorne netballers lost their preliminary final but to finish third was a great effort that all can be proud of. A special mention to the Lorne pair Ebony De Lima and Ruby Meredith, winner and runner up of the Colac and District Football/Netball League U/13 Best and Fairest. Also a special mention to Frazer Stewart and his efforts as part of the premiership team for the Newtown and Chillwell U/16 football side.

‘Lorne – Housing Market round up’.

With winter now behind us and a great inventory of housing stock we are looking forward to showcasing what Lorne has on offer to the real estate market. The past weeks have seen us boasting that there is no better time to buy property in Lorne than right now and all the indicators are well aligned for the astute lifestyle property buyer. The Australian Reserve Bank meet next week and there is one thing for certain – home lending Interest rates won’t go up!!! As a proud dad having one daughter playing in an U/13 netball Preliminary final for Lorne, one son playing in an U/16 football Grand Final for Newtown-Chilwell and one wife who finished her weekly routine of a fourth gym session for the week (a very fit healthy family). I attended my mandatory second gym session for the week only to be told by my trainer to “get on the scales”. Yes my winter coat has kept me warm but at 112kg I am under instruction to be 100kg or less by Xmas. If I don’t I am to leave 1 box of very fine wine on the desk at Nautilus Health and Fitness, and if I do – well I know where the wine will be going!!!! Stay tuned.

‘Lorne – Breaking News’. The Lorne Surf Life Saving Club have just secured the exclusive rights to hold the 2012 and 2013 Victorian State Nipper Titles on the Lorne beach on the weekend of March 4 and 5, 2011. In 2010 Lakes Entrance hosted just over 1,500 junior competitors and having been part of the that event can assure you that this will be a huge weekend for Lorne and the South West Coast of Victoria.

‘Lorne – This weekend’. Good weekend of weather forecasted and with a hint of first waves for a fortnight, come on down. Lorne Dolphins are playing footy at Irrewillipe with seniors and U/14’s looking to consolidate a finals position and our U/13 netballers looking to secure 2nd position on the ladder – good luck to all.
