According to the Australian Bureau of Statistics there is one berth every one minute and 46   seconds. Every two minutes and 44 seconds there is another international migrant crossing the Australian border. Overall the Australian population increases by one person every one minute and 31 seconds.

Population and more importantly the change in population, is intrinsically likened with housing demand. To put it simply, more people means more homes. What does that mean to us – well again very simple – More people, more leisure, more coastal real estate – come on down!

‘Lorne – Real Estate Market Round Up’ Melbourne’s home auction market strengthened at the weekend, a fortnight after sales slumped to their lowest level in seven years, 54% of homes up for auction sold at the weekend, up from 53% last week and 50% two weeks ago, the lowest since 2004. Real Estate Institute of Victoria figures showed 330 of the 713 properties under the hammer were passed in, while 60 homes were sold prior to auction with 815 auctions scheduled in Melbourne this weekend, we watch with ongoing interest the fortunes of the city market which so often is the entrée to the summer coastal market.

‘Lorne – Market Round up’. When we sat in the Fred Flanagan room at the Geelong Football Club listening to Westpac chief economist Bill Evans painting his economic forecast to the future, there was one major factor that he stressed needed change – consumer confidence! Well according to today’s press the Westpac/Melbourne institute of Consumer Sentiment rose 6.3% in November to 103.4 points. This is the first time it has gone into positive territory since June this year. The 25 basis point interest reduction was the single biggest contributor to the increase.

‘Lorne – Weekly report’. With all of the magnificent sculptures all but gone the town continues to play host to a multitude of people. Buyers continue to be active in their search for property and what continues to be the trend is that stock which is priced to current market conditions is still being viewed while property that is not is going unnoticed.

‘Lorne Property – Market Round up’.  A great week in the financial world with the Reserve Bank lowering the cash rate 25 basis points to 4.5 percent. It is now exactly 12 months since it was increased from 4.5 percent.

The Australian dollar has risen again in October, posting its biggest one month gain in almost 40 years, trading at around 1.0683 US dollars in early trading on the 31st October 2011. The current jump in the Australian dollar is on speculation that there will be a solution to the European debt crisis.

The All Groups C.P.I. rose 0.6 percent in the September quarter 2011 and rose 3.5 percent through the year. Melbourne C.P.I. rose 0.6 percent for the quarter and 3.6 percent for the year, following the Australian trend.

‘Lorne – Weekly report’. The Melbourne Cup weekend saw great numbers descend on the town and a vibrant atmosphere all weekend. We conducted two home auctions through the weekend with a sale under the hammer at 48 Charles Street (The former post mistresses’ residence) for $770,000 while the vacant land allotment in Albert Street was passed in and now available for private sale at $510,000.

There continues to be a surge of well priced stock being listed for the summer period at prices aligned to the current real estate market conditions. Again all the pointers continue to reinforce all forecasts of there being no better time to buy properties than right now.

‘Lorne Property – Market Round up’.

All eyes will be on the Melbourne Cup next Tuesday but not only because of the horses – The Reserve Bank will meet to confirm its position on home interest rates and the recently announced inflation figures has borrowers buzzing with anticipation. Will they be reduced or will they remain the same? – Stay tuned!

With the overnight European financial rescue package all but done and dusted their optimism surrounding world financial markets and expectation that consumer confidence will start to rebound.

‘Lorne – Property Market Round up’.

According to R. P. Data Australia’s gross value of real estate transactions fell by just over 18% over the 2010/2011 financial year, the largest fall in the value of real estate sales for at least ten years.

Here in Lorne for the corresponding period, property volumes were down 22% which was some what in line with the national trend.

The total value of dwelling sales over the 2010/2011 financial year equated to $193.5 million. Although this sounds impressive, the total value was the lowest over a financial year since 2008/2009 and the total value fell by 18.2% from the previous financial year.

The early indicators are reinforcing our forecasts of a resurgence in volumes through the 3rd and 4th quarters of the current financial year.

 The week was highlighted by a quick sale of apartment no. 1 in the Pacific Apartments building overlooking the pier. The apartment was well priced and reinforced that buyers are still active but need to see value to make the commitment.

As the market continues to maintain seasonal momentum it is interesting to follow the market segments that perform better than others at various times of the year. There currently is great interest in the leisure rural sector with Peter Boyce being very active “over the hill” in putting together multiple transactions for the week – well done Pete!

Lorne – Real Estate Market Update October 7

‘Lorne – Market round up’. According to R. P. Data consumer sentiment information released by Westpac and the Melbourne Institute showed an 8% improvement in the real estate consumer mindset over September. The lift in consumer spirits is welcome news and may mark a turning point for confidence levels amongst Australian home hunters, which previous to the September reading, was at an amazing 26 month low. There is a strong correlation between the trend in consumer confidence and property transaction volumes across the housing market, so any improvement in the index will be welcomed by the property sector. A subset of the Consumer Sentiment index, the ‘Time to Buy a Dwelling Index’ showed a 14.3% improvement over the month as more Australians take comfort in the renewed level of interest rate stability.
