			<content:encoded><![CDATA[<p><strong>‘Lorne – Market Round up’.</strong> According to R.P Data – Rismark Home value index results show that property values fell throughout the month of April reversing the trend of recent months.</p>
<p>Capital city home values fell by 0.8% in April 2012 and are currently below their historic highs in each capital city. Broadly capital city home values have fallen by 6.1% since peaking in October 2010, the results are quite different at an individual capital city level. Although not recorded by R.P Data our historic data indicates to us that coastal prices have come back in the range of 5.15% since our last high. The positive is that there are still active buyers for properties that have adjusted to the market.</p>

<p><strong>‘Lorne – Weekly report’. </strong>Historically our financial records have re-inforced that over the years the months of May and August have been the least productive months of our annual cycle. Many factors contribute to this but it is interesting to note that there are no school holidays or long weekends in either of these months.</p>
<p>This week has been a beauty on the coast with temperatures topping the 20c mark on successive days and the ocean producing a good swell under off shore wind conditions.</p>
<p>The Lorne Dolphins play host to Birregurra Football and Netball Club this weekend in what is being described as the “match of the round”. If your in town get along and support the Dolphins.</p>

			<content:encoded><![CDATA[<p><strong>‘Lorne – Market Round up’.</strong> The market re-alignment that has seen the average Lorne house price soften over the past eighteen months has also now started to see asking prices on vacant allotments be re-aligned, and after reading a recent RP data release it is no wonder why. According to this report over the past 5 quarters land sales have bounced around the bottom rather than showing any signs of improvement. Over the quarter, residential land sales across the six mainland states fell by .8% with 10,479 sales. The level of sales activity over the December quarter was 2.7% lower than the previous year.</p>

			<content:encoded><![CDATA[<p><strong>‘Lorne – Market Round up’.</strong> According to the Real Estate Institute of Victoria the 2012 March quarter median prices show that property prices have remained flat over the quarter. The median house price in metropolitan Melbourne was $535,000 representing a minor increase of .9 percent from a revised December quarter median of $530,000.</p>
<p>In the knowledge that our coastal markets have historically followed the trend of our city neighbors it further re-inforces our on-going belief that the market has bottomed and the optimum time to buy is right now!</p>
<p><strong>‘Lorne – Weekly report’. </strong>The Lorne Dolphins got off to a great start to the local footy season with a hard fought win over Simpson Football Club in Lorne last weekend. Unfortunately the only success in the day was the U/13 Girls netball team who had a mammoth win over their younger counterparts. Even the inspirational tones of Great Ocean Road Real Estate Director Michael Coutts were not enough to get his undermanned U/14 team across the line. This week all Lorne sides travel to South Colac for what will be a “hard day at the office”!</p>

			<content:encoded><![CDATA[<p><strong>‘Lorne – Market Round up’.</strong> According to the RP Data – Rismark Home Value Index over the twelve months ending March 31<sup>st</sup>, capital city home values are down 4.4 percent with the largest falls being recorded in Hobart (-7.3 percent), Brisbane (-6.1 percent), Adelaide (-5.7 percent), and Melbourne (-5.4 percent).  This same source also reports there are a number of factors pointing towards an improvement in housing market conditions over recent months.</p>
<p>The ratio of national house prices to household disposable incomes is currently below the decade average.  Additionally according to the A.B.S housing finance data, both the value and number of loan approvals for the purchase of established dwellings are at levels not seen since November 2009.</p>

With five contracted sales through the break, the market has continued the momentum aligned with our forecasts.  Vendors who are accepting of the advice of their agents are achieving sales while those that are relying on the comments of others and their own wishes unfortunately are not. 			<content:encoded><![CDATA[<p><strong>‘Lorne – Market Round up’.</strong> During the week the Reserve Bank of Australia left Interest Rates on hold but gave very strong indications that the May meeting is likely to see an interest rate reduction.  Combine this with the just released Rismark Home Value Index from R.P Data and the positive results from last weekend’s “Super Saturday” of Melbourne auctions and our forecast of &#8220;now is the time to be buying&#8221; gathers even further momentum.  According to R.P Data Australia’s housing market is showing signs of stabilizing after home values rose .2 per cent in March. This result over the quarter is the strongest result since March 2011 when values increased by 0.7 per cent.</p>
<p>Over the school holidays make sure you have a good look for what you are after as the increasing number of sold signs indicates that the market has started to move- don’t miss the boat!</p>

global financial issues and economic trends are beginning to take a back seat as<br />
people look to get on with their lives.  Activity around the entire coast from<br />
Torquay to Apollo Bay has seen the best volumes of transactions in months.  But<br />
I must qualify this statement on the knowledge that a re-alignment of market<br />
prices has facilitated this change.  We are currently running at better than a<br />
sale a day across our coastal network and with a great book of stock there has<br />
never been a better time.</p>

According to R.P data it was estimated that for the calendar year 2011 there<br />
were just over 373,00 dwelling sales, the least recorded since 1996 and -25%<br />
below the decade average.  Across the nation, the number of home sales has been<br />
trending lower since September 2009.  Not so co-incidentally, September 2009 was<br />
also the last month at which the Reserve Bank held their official cash rate at<br />
historically low levels following the economic turmoil in 2008 and was also the<br />
last month in which the boost to the First Home Owners grant was available in<br />
full.</p>
<p>Interesting that R.P data are anticipating transaction volumes will pick up over 2012 due to<br />
slightly more favorable conditions.  Interest rates have already been cut by 50<br />
basis points with most economists anticipating a further cut through<br />
20<strong>12</strong></p>

<p><strong>‘</strong><strong>Lorne – Weekly report’. </strong>The Labour Day weekend in Lorne produced huge crowds and<br />
some good real estate results for the coast.  6 Hopetoun Terrace was sold under<br />
the hammer at auction on Saturday for in excess of the quoted range of $1.55m to<br />
$1.65m and 17 Lorne Avenue also sold for close to the asking price of $1.65m,<br />
All in all a good weekend for real estate amid a time when for the first time in<br />
years there are some optimistic signs of the R.P data forecasts coming to fruition.</p>

month was the Reserve Bank deciding to keep the cash rate at 4.25% for the<br />
second month in succession.  On the back of increasing optimism of the European<br />
debt crisis, some positive growth in America and the Melbourne property market<br />
showing clearance rates in excess of 60% for three weeks on end, a trickle of<br />
confidence appears to be emerging.</p>
<p>Interesting to note that around the coast we have been able to achieve just over a sale a day so far<br />
in March and there is a definite increase in activity which goes well for the<br />
coming months.</p>

<p><strong>‘Lorne – Weekly report’.   </strong>The biggest action in Lorne through the past week was on<br />
the beach where the Lorne Surf Lifesaving Club hosted the 2012 Victorian Junior<br />
lifesaving Championships.  With just on 1600 competitors representing 37<br />
different clubs from Warrnambool to Lakes Entrance the town was alive and the<br />
beach jam packed. The Lorne Club had their first ever top 10 finish in the State<br />
to secure 7<sup>th</sup> position in the Club tally.  Lorne had some outstanding<br />
results and there were none better than the one, two finish in Girls U/13 Iron<br />
Nippper event.  The final sprint up the beach saw Grace Stewart edge out Mali<br />
Gallaher by only inches with the strong Samantha Howell from Point Leo in third<br />
position – A great effort by the whole team!</p>
