‘Lorne Property – Market Round up’.

All eyes will be on the Melbourne Cup next Tuesday but not only because of the horses – The Reserve Bank will meet to confirm its position on home interest rates and the recently announced inflation figures has borrowers buzzing with anticipation. Will they be reduced or will they remain the same? – Stay tuned!

With the overnight European financial rescue package all but done and dusted their optimism surrounding world financial markets and expectation that consumer confidence will start to rebound.

‘Lorne – Weekly report’. The Melbourne Cup long weekend is traditionally the start of our “house and land selling season” and the town and market indicators are looking good. Contracts were written on two Lorne properties during the week – 12 Gardiner Avenue at full asking price and 28 Dorman Street within 5% of the asking price. The foundations are looking good for the upcoming months and the auction at 48 Charles Street on Saturday will be another real indicator as to where the market is heading.

We have such a variety of property on the surfcoast in Lorne “something for everyone”. What actually influences home real estate values is a consideration?

View quality seems to be at the top of a buyers wish list and definitely is the largest determinate on price. Simply put “bigger the view higher the price”.

The second key characteristic is walking proximity to the beach and township amenity.  “Closer the position higher the price”.

North facing orientation for maximum sun exposure, vehicle access into a property and privacy of a location are other factors that provide a price differential.

Australia’s (Lorne’s) Biggest Morning Tea

This morning we opened our doors to pedestrian traffic along Mountjoy Parade Lorne to join us for a “cup of tea” and some lovely homemade treats prepared by our staff. We were raising funds for The Cancer Council and thank you to the generous local donations. Apparently Nicole’s raspberries brownies were voted most popular dish!

On the real estate front we have had three sales this week in Lorne – 23 Deans Marsh Road, 73 Charles Street and Apartment 13 Chalet which all sold at strong prices. A great start to June!
