‘Lorne Property – Market Round up’.

All eyes will be on the Melbourne Cup next Tuesday but not only because of the horses – The Reserve Bank will meet to confirm its position on home interest rates and the recently announced inflation figures has borrowers buzzing with anticipation. Will they be reduced or will they remain the same? – Stay tuned!

With the overnight European financial rescue package all but done and dusted their optimism surrounding world financial markets and expectation that consumer confidence will start to rebound.

‘Lorne – Weekly report’. The Melbourne Cup long weekend is traditionally the start of our “house and land selling season” and the town and market indicators are looking good. Contracts were written on two Lorne properties during the week – 12 Gardiner Avenue at full asking price and 28 Dorman Street within 5% of the asking price. The foundations are looking good for the upcoming months and the auction at 48 Charles Street on Saturday will be another real indicator as to where the market is heading.

‘Lorne – You must have a look at this’. We have just had a price alignment of the stylish one bedroom apartment within the Point Grey boutique development. This apartment has an excellent rental history grossing $20,000 plus over the past two years. At the new price of $397,500 this presents an opportunity too good to overlook. Check it out here.

‘Lorne – A little secret’. There is a multi prong opportunity about to be released on the low side of Dorman Street in Lorne. Both properties boast uninterrupted views, individual offerings in their own right. For a “sneak peak” contact Michael Coutts on            0438 356 624       or myself to be exposed to either property before we formally go to market.

Our Backyard – Lorne Real Estate Victoria

‘Lorne – Housing Market round up’.

With winter now behind us and a great inventory of housing stock we are looking forward to showcasing what Lorne has on offer to the real estate market. The past weeks have seen us boasting that there is no better time to buy property in Lorne than right now and all the indicators are well aligned for the astute lifestyle property buyer. The Australian Reserve Bank meet next week and there is one thing for certain – home lending Interest rates won’t go up!!! At very worst if they stay the same our coast is likely to experience similar volumes to last summer, but if they are reduced it may just be the stimulus to consumer confidence to see turnover levels rise – stay tuned.

‘Lorne – This weekend’. No better time to head down the coast to celebrate the first weekend of Spring with temperatures around the 20° mark forecast. Unfortunately no Lorne football teams in the Colac and District Football and Netball League preliminary finals. However the U/13 Lorne netballers are still there and playing Alvie for a place in the 2011 Grand Final to take the might of the Western Eagles. Three members of the team (Dixie Weetman, Ruby Meredith and Grace Stewart) are daughters of colleagues so it will be a nail biting weekend – Go Girls!

‘Lorne – No better place in the world’. As we look to share another special image with you make sure you make time to get to Lorne through the next weekend September 9-11 for the Inaugural Lorne Festival of Performing Arts. This three day festivals kicks off on the Friday night followed by a full calendar of events through until the Sunday evening. Visit here for full details for the Lorne Festival of Performing Arts.

‘Lorne – You must have a look at this’. A unique subdivision opportunity in the heart of Lorne – check full details here.

‘Lorne – A little secret, on a personal note’. As a proud dad having one daughter playing in an U/13 netball Preliminary final for Lorne, one son playing in an U/16 football Grand Final for Newtown-Chilwell and one wife who finished her weekly routine of a fourth gym session for the week (a very fit healthy family). I attended my mandatory second gym session for the week only to be told by my trainer to “get on the scales”. Yes my winter coat has kept me warm but at 112kg I am under instruction to be 100kg or less by Xmas. If I don’t I am to leave 1 box of very fine wine on the desk at Nautilus Health and Fitness, and if I do – well I know where the wine will be going!!!! Stay tuned.

‘Quote of the week’. “Nothing in this world is impossible to a willing heart” – Abraham Lincoln. How appropriate in light of the story above.

Welcome to Our Backyard – Lorne Victoria

‘Lorne – Market round up’. Indicators for purchasing real estate are still strong as our Great Ocean Road jewel continues to be reinforced as Lorne has on offer numerous houses and apartments at prices that the market don’t believe exist. Comfortable established homes are still available in the $600,000 – $800,000 price range. A great example was the recent sale of a three bedroom well built 15 year old residence in Gardiner Avenue, Lorne – purchaser and vendor both very happy! Financial pundits and commercial advice will often steer people clear of investing into coastal markets but you must first address your motivation for coming down to join us on the coast. If use and enjoyment, rest, relaxation, family and fun are high on your agenda don’t wait for the Census figures to confirm the average life span of an Australian before you realise we aren’t here forever. Give yourself the chance to start enjoying Lorne now, where statistically there has never been a better time to buy.

‘Lorne – This weekend’. After a brilliant week of cloudless skies and 20 plus temperatures, the last weekend of winter is upon us. Lorne has three teams playing in the C.D.F.N.L. on Sunday at the Central Reserve in Colac. The senior footballers take on Simpson as do the U/14 boys, while the U/13 netballers face South Colac. Good luck to all and I hope that we can report all teams surviving this elimination weekend.

‘Lorne – No better place in the world’. As we look to share another very special image of an area with you I look to reinforce just how lucky those with a Lorne address really are. For the past seven days driving to work in sunny blue skies and the road to ourselves – life does not get any better.

lorne, victoria, australia

Lorne – You must look at these’. Arguably the best house on the West Coast of Victoria this Charlie Mina designed residence which was supremely built by Lorne company G. D. Constructions was offered for sale in late 2010/2011 at $6.5 million. This awe inspiring property is now being offered in the market place at $5.5 million and the vendors want it sold!!!

‘Lorne – A little secret’. If you are looking for a very special vacant allotment with two street frontages, ocean views and a land area big enough for dual occupancy this is a great opportunity! To find out more give me a call.

‘Quote of the week’ “People often say that motivation doesn’t last. Well neither does bathing. That’s why we recommend it daily”. – Zig Ziglar

Welcome to Our Backyard – Lorne Real Estate

Welcome to Our Backyard – Lorne Real Estate

‘Lorne – Don’t miss the boat’. Last week we reported that there was no better time to buy real estate and property in Lorne than right now. Well it is interesting to note that our company has completed 4 house sales in excess of a million dollars month to date and for the first time in a number of months buyers are back in circulation. Circling for well priced real estate and once found they will buy! The value of Lorne is too good to go unnoticed for too long and for those in the market place it appears that the seven year low activity cycle may have bottomed out – the best time to buy!

‘Lorne – Talking of Boats’. The Seahorse Spirit has returned to the safe anchorage of Louttit Bay after coming down from Newcastle. The 72m vessel specialises in live abroad familiarisation and hands on learning experiences for new navy recruits.

‘Lorne – This weekend’. Another good weekend coming up with the cloud forecast to start breaking from pm Saturday and clear for Sunday/Monday/Tuesday. The Colac and District Football/Netball finals begins this weekend and the Lorne Dolphins are well represented with the senior football team playing an elimination final on Sunday, Lorne U/14 footballers (coached by Michael Coutts) and Lorne U/13 netballers both playing in qualifying finals on Saturday.

‘Lorne – Breaking news’. Not only are Lorne hosting the Victorian Nipper State Titles but Anglesea will be home to the Victorian State Open Titles over the Labour Day long weekend in March – great news for the coast. George Steven (brother of St Kilda footballer Jack) has just won the Colac and District Football League U/14 Best and Fairest award with his team mate Tyson Matthews being runner up – well done boys and good luck in the qualifying final.

‘Lorne – No better place in the World’. You can see more of Surfcoastimages at a current exhibition called ‘Waves’ in the Front Bar of The Grand Pacific Hotel. The exhibition tries to epitomise the characteristic of a wave, as it travels across the ocean or breaks on the shore. The images cover the gamut of photo presentation from framed images to stretched canvas, with colour and black and white both represented.

‘Lorne – You must have a look at these’.
77 Charles Street – A recent price reduction to $1,275,000, this dress circle property won’t last long .
435 Deans Marsh – Lorne Road - one of the most picturesque country allotments in the market place with a motivated Vendor.

‘Lorne – Stay while you look to buy’. New listed cutting edge indulgence, perfect for luxurious holidays. Enquire Here

‘Lorne – A little secret’.
Anderson Street – A very special part of town with a tastefully renovated holiday house can be purchased, enquire now. (see below).

‘Lorne – Quote of the week’. “We are what we repeatedly do. Excellence then, is not an act, but a habit”.

See you in Our Backyard.
