‘Lorne – Don’t miss the boat’. Last week we reported that there was no better time to buy real estate and property in Lorne than right now. Well it is interesting to note that our company has completed 4 house sales in excess of a million dollars month to date and for the first time in a number of months buyers are back in circulation. Circling for well priced real estate and once found they will buy! The value of Lorne is too good to go unnoticed for too long and for those in the market place it appears that the seven year low activity cycle may have bottomed out – the best time to buy!

‘Lorne – Talking of Boats’. The Seahorse Spirit has returned to the safe anchorage of Louttit Bay after coming down from Newcastle. The 72m vessel specialises in live abroad familiarisation and hands on learning experiences for new navy recruits.

George Steven (brother of St Kilda footballer Jack) has just won the Colac and District Football League U/14 Best and Fairest award with his team mate Tyson Matthews being runner up – well done boys and good luck in the qualifying final.

The exhibition tries to epitomise the characteristic of a wave, as it travels across the ocean or breaks on the shore. Spectacular waves over the past week on the Victorian Surf Coast from Torquay to Lorne to Warrnambool have entertained onlookers and indeed wetsuit clad surfers. The biggest swell for 12 months!

Lorne has been busy on the accommodation front with our bookings up 35% on the 2010 June/July holiday break. It seems Melbournians have by-passed the northern states and either stayed local or travelled to the guaranteed perfect weather of our closest neighbor – Bali.

View quality seems to be at the top of a buyers wish list and definitely is the largest determinate on price. Simply put “bigger the view higher the price”.

The second key characteristic is walking proximity to the beach and township amenity.  “Closer the position higher the price”.

North facing orientation for maximum sun exposure, vehicle access into a property and privacy of a location are other factors that provide a price differential.
