Lorne – Market Round Up
The Australia Day long weekend has long been recognised as the ultimate auction weekend of the coastal real estate calendar, and this year is no different as several properties go under the hammer along the entire Great Ocean Road.
It is a time of the year when Melbourne and regional press focus on the outcomes of the coast as results are a great indicator for the lifestyle property trends for the year ahead. Many people ask why is this weekend such a popular selection for Vendors taking their property to the market.
For those who are unaware, statistically the month of January contributes more to our annual turnover than any other month of the year. It is a month where visitor numbers are at their highest and the “coastal sizzle” is at its strongest.
Campaigns for the sale of properties traditionally kick off as the working year draws to a close in mid to late December, then have a slight break through Christmas and the New Year before continuing into full momentum through January.
Whether it be public auction, expression of interest or public tender the common theme is that all strategies look to culminate their campaigns toward the end of January.

Lorne – Weekly Report
While our coastal neighbours have continued to produce great numbers of transactions, we have serviced solid enquiry for real estate but unfortunately our conversion rate has been frustratingly poor. We are still confident and optimistic that this trend will change, hopefully in the shorter rather than longer term. Our optimism is of the firm belief that Lorne has never represented better value than what is does today.
By way of illustration we sold a very nice home at 33 Banool Road, Fairhaven just under the asking price of $1.795 million. At the same time we have a superb similar style property right on Lorne’s beachfront listed for sale at $1.7 million for which we have had very little interest.
A sale at 52A Dorman Street during the week was a positive result at just under $1.2 million after it has been on the market for an extended period of time.
I was sitting with a Lorne property owner during the week and we were pondering the statistical performance of the Lorne market over the past 35 years and there is a common conclusion. “In years ahead we believe that owners will look back and reflect that 2015 was a great year to buy!”
