Lorne – Market Round Up
R. P. Data’s Robert Larocca reported on the Victorian property market for the year ended 2013 and the message was clear – The year ended December 31, 2013 was certainly healthier than the previous year ended 2012; however the market still remains below its peak despite being supported by record low interest rates. The high volumes of auctions were, along with moderate rises in value, a highlight but it is concerning that overall transaction volumes are still to recover substantially from 2011 and 2012. Consumers are still acting conservatively and that prevented a new peak in home values being reached last year.
In the twelve months ending September 13, there were 6 per cent more dwelling sales than the previous twelve months.
According to Larocca, house values in Melbourne still remain below their previous normal peak, despite a slight rise in house values this year.

Lorne – Weekly Report
Hard to believe we are now half way through January and with six completed transactions in the first half of the month our summer market has performed well. Historically the back end of the month is the most productive and if we can continue this trend then 2014 will be off to a solid start.
Highlights of the past week include the sale of 250 Mountjoy Parade at just under $1.6 million and two apartments in the Cumberland Resort. Buyer enquiry through the past week has been a little subdued as our visitors seek reprieve from the heat. With the weather cooling over the coming days we are expecting a big “back half” of January where well priced stock is certain to be at the top of the shopping list.

Last week we reported the price reduction of 250 Mountjoy Parade, Lorne and being a property that wouldn’t last long on the market. Well I can now report that the property has been sold and it just goes to reinforce that when the price is right deals are being done.
