Our Backyard

What a wild week of weather here on the coast over the previous days. With wind at speeds in excess of 50 km’s per hour on Tuesday and a large ocean swell hitting the shorelines, the only big winners over the week have been the local board riders, and there are plenty of them.

Call them keen, call them crazy, but the numbers in the ocean have defied the low teen water temperatures as mother nature serves up some of the most consistent surf seen for months. Its been a common sight to see wetsuits hanging out to dry on the construction fences at building sites and office locations in town. With the prevailing conditions set to be with us for a bit longer yet, its fair to say that local productivity may be slightly underdone!

If you have been following the blog over the past couple of weeks, you’ve probably interpreted my optimism without being exposed to any results. Well as they say on the footy show “Its been a big week!” After completing negotiations, documentation and exhausting cooling off periods, its great to be able to report three contracted deals in excess of $1 million and two of those three being in excess of $2 million.

What is of special interest was the two of these three transactions were completed “off market” as part of a planned selling strategy engineered to deliver our vendors an outstanding price at a time of the year when our market is least active. One of the transactions was the new record price in the Kalimna Apartments building at just under $1.1 million and deservedly so, as the neighboring “Oceania” development is all but sold out and no other stock currently on offer in what remains as one of the most sought after developments.

The two other $2 million plus sales were both in Smith Street, one of which had been on the market for some time, and with another agent, and the second another very successful “off market” transaction. All in all, its been a big week for real estate in Lorne!

Gotta love when the Governor of Victoria, The Honorable Linda Dessau AC and her husband Tony Howard QC spend a casual afternoon as “just another face in the small crowd” at last weekend’s home football and netball match against Irrewarra Beeac!
