Our Backyard – Anglesea

When I worked in Melbourne real estate, I had strong relationships with Buyer advocates. They often had high end buyers that were either located overseas, simply too busy or did not want to engage in negotiating for property.

Negotiating is not a natural skill and some people find it incredibly difficult or they get it so wrong they end up missing out on the property they really wanted. Since being on the coast in real estate now for 6 years (in fact I had my work anniversary this week) I have rarely dealt with buyer advocates. 

In the last week, I have been contacted by 5 different buyer advocates with briefs on behalf of their clients given the circumstances around restrictions and lock downs in Melbourne. If only we had the stock to meet those briefs! 

There is still so much confusion about the rules and the REIV and consumer affairs understand its really putting what would usually be an abundant time of year on hold. Spring kicks off ‘Super Saturdays’ in Melbourne with Auctions and on the coast the upcoming months would be fruitful as there is motivation from buyers to be enjoying the summer in their new beach house. 

We are in limbo and on hold, however whilst the sun is shining, it’s a great time to do those things to property, so if vendors wanted to flick a switch and take their property to market, It could be done easily. Trades on the coast are booked up in demand. I spoke with a client today, who is having a hard time getting people to call her back as they are committed so far ahead of time. 

Owners of holiday properties that are stuck in Melbourne and unable to foresee travelling are blocking their houses to use themselves this year as they need something to look forward to. Its very hard to the holiday team to accommodate the requests at this time, all going well its going to be a busy summer and I for one can’t wait to enjoy it with my friends.
