Our Backyard – Lorne

Welcome to Summer, a wonderful time of year in Lorne, with a few thousand “schoolies” descending on the town to celebrate the end of their high school education. It doesn’t bring a lot of buyers into the fray, but keeps all our agents on their toes, retrieving their removed boards a few hundred metres away from where they’re supposed to be erected. We’re not too harsh on these adolescents, as they will potentially be Lorne holiday house buyers in 20 years or so… That said if I do catch one, I’ll make them the new flavoured “Paddle Pop”!

Recently I was asked my opinion by a vendor on using a Melbourne agent to sell their property. I asked them why they were considering an out of town agent, to which they responded, “they deal with Melbourne people”, to which I responded with these statistics; I started my real estate career in 2002 since that time I have sold 3 properties to clients that reside In Lorne permanently, most of the remaining sales have all been leisure property to clients that reside permanently in guess where…  MELBOURNE!  Below is another reason to use a local expert!

Last week I had a property due to settle. 2 days prior to settlement a car caused some substantial damage to the house breaking two large panels of asbestos. Due to having close relationships with reputable tradespeople, I was able to facilitate the professional removal of the asbestos, and have the panels reclad (not with asbestos of course) and painted, the property settled without delay.  Good luck having those jobs arranged by someone located in Melbourne!


My colleague Michael has mentioned sales week by week, the last few months. The lead into Summer has been promising, with 14 Sales achieved by the Lorne office in October & November ranging from $265,000 to $3,450,000! It’s an interesting time when negotiating sales so close to Christmas, as the occupation of the property for the summer period is high on both Vendors and Purchasers agenda, of the 14 Sales achieved, the majority were on a 30 day settlement.
