Our Backyard – Lorne

If there’s ever been a more active start to the whale watching season – I’d like to know when that was! As one long time Lorne local said to me earlier in the week, he has “seen a whale everyday for the past seven”. Not that you need an excuse to join us in Lorne, but make sure you keep your eyes on the ocean as the giant mammals continue their annual migration pattern.

Only three weeks to go until the 2016 Festival of Performing Arts and with the Gala Friday show now a sell out and Saturday nights show filling fast, make sure you go to their website www.fopa.com.au and secure your tickets. One of the special features of this years program is the Great Ocean Road Real Estate sponsored Drawing Room Series. A festival first, the Drawing Room Series takes audiences into the living room spaces of some of the Surf Coasts most exquisite and historically significant homes and we are proud to be part of it!

One of the most asked questions that we realtors are presented with is “How’s the market”? The market in Lorne is always good, it just depends on whether you are a buyer or a seller as to how good. A fair statistical assessment is that since the GFC of 2009 the Lorne market has been better suited to buyers than sellers, with a change to a more balanced market since the Spring of 2015.

The 64 million dollar question is where to know?  We are hopeful and forecasting that the Spring and Summer markets of 2016/17 will leverage upward from the changing trend of twelve months ago. It’s always hard to qualify a forecast or trend at the quietest time of the year but the indicators are as good as any we have seen over recent times.

For the record, May and August have historically been our quietest months and this should come as no surprise given they are the only months of the twelve that don’t have a long weekend or school holidays within.

With the contracting of a two bedroom apartment in Armytage Street during the week, it just goes to show that there is a market for well priced stock at any time of the year.

Has there ever been better value for a beach front apartment than what’s on offer at Lorne’s waterfront apartments? If you’re actively in the market you have to check them out, from $625,000 for uninterrupted ocean front views, arguably there is no better value!

Did you know that Lorne has three of Australia’s top twenty largest cities within two hours of town? Melbourne (2), Geelong (13) and Ballarat (18).

“As you live your days, so you craft your life”.

See you in Our Backyard.
