Farewell autumn, and if the past three months is any indicator to the expected visitor numbers over the coming months, then its going to be huge. Visitation numbers to the Great Ocean Road are growing faster than expected, new figures show. Latest data shows the region generated more than $870 million to the economy last financial year, up 18.7 percent on the year before and 6.4 percent higher than the rest of regional Victoria.

The Great Ocean Road region generated more than 11,000 jobs in the tourism industry (8,296 direct and 2,873 in in-direct employment) – up by 16.1 percent on 2015-16.

Total tourism consumption in the Great Ocean Road region was over $1.7 billion – up by 17.2% on 2015-16. Intrastate overnight stays accounted for the biggest visitor segment, followed by day trips and interstate overnight visitors. All of these indicators are great signs for the future of our region and well and truly underpin real estate values on the coast.


As we enter our most active quarter for real estate on the coast it’s a great time to share tips and hints for real estate buyers and sellers, and tip number one is for buyers. Many may not know this but only 24% of the total residential dwellings in our town are permanently lived in. i.e. the outstanding number by a long long way are holiday homes, or leisure properties – and that’s the demographic of our town! We occasionally come across a buyer who falls in love with Lorne, fine tunes their property search and when about to fulfil their lifestyle dreams negative comments from their financial advisors sees them reverse their decision?? What we are selling here in Lorne is lifestyle and enjoyment to the fullest in one of Australia’s most desirable coastal locations and that we are sure!

For those that are contemplating such a decision, an early discussion with your advisors will put all the financial numbers in a spread sheet and the stock values in a well-balanced portfolio to enhance your mid to long term wealth, which is great. But if you want leisure, lifestyle and fun then the holiday residences on the Great Ocean Road coastline is a lifetime asset that will deliver enjoyment to a level in which no dollar value can equate. And for the record the mid to long term capital appreciation has exceeded most other regions!
