Our Backyard – Lorne

Spring starts to open many doors in Lorne and not just on the real estate front. Local football and netball finals are nearing the business end and Lorne’s reserve grade and under 18 footballers take to Colac’s Central Reserve on Saturday’s cut throat preliminary finals, to join our senior footballers and B grade netballers in the 2019 Colac and District Football League Grand Final – good luck to all involved.

The countdown is well and truly on for the 100-year celebration of the Great Ocean Road and time to also log into your diaries the upcoming Lorne Festival of Performing Arts (FOPA), which is running from October 3 through until October 6. With a brilliant line up, a change of dates and an additional full day of exciting shows, street performances and free events, FOPA 2019 is shaping up to be the best yet. Last weekend’s Melbourne auction results pushed through the 80% clearance rate mark for the first time this year and helps create a solid platform for our continued confidence for our spring and summer coastal markets. Combine these results with the micro market of Lorne having just reached our second consecutive seasonally adjusted market budget to wrap up winter and its another positive sign. Our Apollo Bay office has lead the charge with sale numbers for the month almost reaching double figures, the optimism is “Great Ocean Road wide”. A couple of stellar results in Lorne to complete what is traditionally, along with May, one of our quietest months. The “off market” sale in Gwynne Avenue at just over $1.7 million was a beauty but the standout was the superb modern residence at 214 Mountjoy Parade which also transacted during the month.

In a market where listings are tight, we are likely to see more “off market” transactions that are facilitated as a result of our team servicing the needs of their clients, both sellers and also buyers. To transact in this space, you must be communicating with your agent otherwise you will only continue to read the results.

The last days of winter are all but done and dusted and Spring is all but upon us with temperatures through the weekend and into the following week forecast to hit the high teens. I’m confident our first 20-degree day will not be far away!

“With the new day comes new strength and new thoughts”.
